Job Responsibilities:
- Oversee leasing efforts for the company's portfolio and guide junior associates in the process.
- Support the acquisitions team with lease viability assessments, market rent analysis, and due diligence before bids and throughout the evaluation period.
- Develop strategic merchandise plans for each property to meet business objectives and boost Net Operating Income.
- Identify and implement opportunities to enhance property performance.
- Establish and nurture relationships with new and emerging tenants, sourcing retailers that align with merchandising goals.
- Conduct property tours and engage directly with potential tenants by spending substantial time on-site.
- Negotiate lease agreements and ensure smooth execution and successful store openings.
- Manage lease amendments and renewals for the retail portfolio effectively.
- Communicate adeptly with brokers, property owners, prospective and current tenants, and employees across various levels.
- Collaborate with Asset Managers, legal counsel, property management, lease administrators, and acquisition teams to drive value.
- Stay updated on retail trends and local competition to create value for the properties.
- Represent the company at local, regional, and national ICSC deal-making events as required.
- Organize tenant interviews and perform competitive analysis for new acquisitions.
- Bachelor’s Degree in Business Administration or related fields
- At least 5 years’ experience in Retail Leasing in management roles
- Established relationships with national retailers and a proven deal history.
- Proficient in merchandising, deal structures, and lease terminology.
- Extensive experience with negotiating Letters of Intent (LOIs) and lease agreements.
- Excellent skills in communication, quantitative analysis, sales, time management, and negotiation.
- Self-driven professional who takes initiative and ownership of properties, while also thriving in a team environment.
